He will cover the issues he faced as a new investor, including the importance of finding a mentor, gaining education in real estate, taxes, liability, and self-improvement, and hiring professionals to get deep, exact answers. Igor will provide a high-level overview of key landlord strategies:

    • Liability Strategy – structuring your company correctly to protect yourself and avoid issues.
    • Tax Strategy – understanding tax filings and planning for long-term efficiency.
    • Financial Modeling / Project Scope – ensuring every project works together from start to finish.
    • Property Purchasing – all the essentials, including inspections, title considerations, and transfer charges.
    • The Ecosystem – managing relationships with partners, city departments, contractors, lenders, title companies, MLS/agents, wholesalers, insurance brokers, and PHA.

With more than 30 years of experience managing a portfolio of 23 properties and as a licensed Realtor, Eileen brings firsthand knowledge of finding the right tenants, keeping them happy, and ensuring rental operations run smoothly, making her insights especially valuable for landlords.

Igor Aybin – Igor Aybin is a Philadelphia-based landlord and real estate investor with a proven track record of building and overseeing single-family and multi-unit properties. After a 15-year career in IT consulting, he transitioned to full-time real estate investing, leveraging education, data analysis, and strategic partnerships to grow his portfolio. Igor brings firsthand experience navigating Philadelphia’s rental market, including overseeing rental operations, working with tenants, and investment strategies. Igor collaborates on initiatives like Real Landlording, providing coaching and consulting to help other landlords succeed. Igor’s combination of analytical skills, practical experience, and passion for teaching makes him an insightful and engaging speaker for landlords looking to protect, grow, and optimize their investments.

 

Eileen Gray – Eileen Gray has been a housing provider in Philadelphia for more than 30 years and is also a licensed Realtor with Coldwell Banker Realty. She has built a portfolio of 23 properties while maintaining long-standing relationships with her tenants, some lasting more than two decades. Eileen purchased her first investment property in 1989 and has since become a dedicated advocate for responsible property ownership and management. She looks forward to passing her real estate legacy on to her two sons and continuing her commitment to ethical property management and community engagement.
