1. Diversion & Municipal Court Hearing — $775.00 (Flat Fee)
HAPCO Philadelphia offers a comprehensive eviction service that includes both Diversion (Pre-Step Mediation) and the Municipal Court Hearing process for a flat rate of $775.00. If you are accessing Hapco Eviction service after Diversion, the Municipal Court fee will be $580.00

Diversion Process (Pre-Step Mediation)
Handled through our attorney's office, this step aims to resolve the case before it reaches court.
Municipal Court Filing & Hearing
Once we finish the mandatory Diversion program, we will file your complaint with the Landlord-Tenant Court and schedule your court hearing.
Our team ensures your case moves forward quickly and efficiently, keeping you updated at every stage.
2. Writ of Possession
If the court rules in your favor, HAPCO will handle the Writ of Possession on your behalf.
💵 Fee: $355.00- This is the legal document that allows you to regain possession of your property.
3. Alias Writ
If necessary, we will also file the Alias Writ to proceed with the lockout.
💵 Fee: $55.00- This step follows the Writ of Possession and allows the sheriff to carry out the eviction.

Forms & Procedures for Residential Eviction
- Housing inspection licenses that cover the periods during which you are claiming any rent owed (including obviously the current housing license as well)
- Signed and dated (by the owner) Certificate of Rental Suitability(CRS) for any tenant who moved in on/after October 12, 2011. If you do not have a signed CRS from the time of the lease, please make sure to have one for the rent claim period, in order to claim any money. As per the City of Philadelphia, the landlord must have a copy of CRS, sighed by the Tenants OR at least the proof to state the same. If you do not have the same, please make sure to send CRS in certified mailed to the tenant and have the proof with you. Please upload the proof of mailing with the eviction package.
- Tenant signed Lead Safe/Lead Free Certification and the tenant signed Lead test Lab Report: As per the City of Philadelphia, The landlord must have a Lead Certificate and Lab report, sighed by the Tenants. If you do not have the same, please make sure to send Lead Certificate and the Lab report certified mailed to the tenant and have the proof with you. Please upload the proof of mailing with the eviction package.
- Signed Lease agreement (If it is an oral agreement, please mention on the Eviction Submission Form on the next page).
- Ledger/detailed breakdown of all money owed(Break it down to Monthly rent, Late fee, Utility and Other damages).
- Any notices already sent to the tenant and the proof of certified mailing for the same.
- If filing for termination of term only, and it is a month-to-month lease, we would need a copy of the notice sent to the tenant, which includes the “good cause” for terminating the lease. For more information refer HP HANDBOOK page 140.
- Tenant’s email and phone number and employment information (if you have)
- Eviction Diversion agreement and details if you already finished the same within the last 4 months.
- Targeted Financial Assistance details if the tenant received one.
